INCREASE CAUSED BY THE MUD BOARD
At the Sonterra MUD meeting on August 19, 2024, the MUD board, unanimously decided not to renew the long-standing agreement between the HOA and MUD. Board members also voted to reduce the MUD Park & Rec Fee by the $5 per month per household that was previously collected to fund the HOA. This reduction effectively reduced your monthly MUD Parks and Rec fees by $5.00.
The HOA fought against this decision for months proceeding the vote, as the Declarant made several efforts to collaborate with the MUD board to reach an agreement that would benefit homeowners moving forward into the future.
As a result, your HOA will now be required to operate as a traditional homeowners’ association in the collection of our operating funds.
What this means for you:
We currently have 100% payment collection in the HOA. This change will reduce the payment collection to an industry average of 70-80% range.
The MUD Board’s decision requires the HOA to send nonpaying homeowners to collections and foreclose on their property as needed. This process takes large amounts of money and time.
The cost to prosecute nonpaying homeowner will fall on the rest of the community to make up the difference and shortfalls while collections proceed through the legal system.
Beginning in January 2025, each homeowner will be billed annual dues of $240.
The HOA fees due at closing will increase as follows:
Resale certificates: from $200 to $350
Transfer fees: from $200 to $250
Capital Improvements: from $250 to $300
HOA dues will be prorated based on the purchase/sale date.
These operational changes will occur over the next few months. More details will be sent directly to the homeowners.
Unfortunately, this needless decision by the MUD board will result in homeowners bearing the increased costs which adds approximately $180 to your yearly expense that we at the HOA feel was unnecessary.
